PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, March 13, 2017 at 7:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

1.         Case No. 2017-2, the application of Ellina Entin, for the property located at 211 West Bristol Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-7-2.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and detached garage.  The Applicant proposes an addition to the dwelling.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(5) to permit an impervious surface ratio of 25.2%, where the maximum impervious surface ratio permitted by right is 20%.

 

2.         Case No. 2017-3, the application of John and Jennifer Whelan, for the property located at 115 Cherry Blossom Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-59-46.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose a garage addition to the dwelling.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(b) to permit an individual side yard setback of 16 feet, where the required minimum individual side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 38 feet 6 inches, where the required minimum aggregate of the side yard setbacks is 45 feet.

 

3.         Case No. 2017-4, the application of David and Julia Moskovitz, for the property located at 52 Galloway Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-13-7-2.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling with an attached carport, and a detached accessory barn structure.  The Applicants propose to renovate the barn structure into a two-story dwelling unit (in-law suite), together with an attached garage and cabana area.  The Applicants seek interpretations of and/or variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.1 to permit an accessory dwelling unit (in-law suite) residential use in the renovated barn; (b) from §27-1105.1.F to permit the renovated barn to be 28 feet high, where the maximum height permitted by right is 15 feet; (c) if the entire renovated barn is considered a detached garage, from §27-1105.2.B to permit the renovated barn/garage structure to have a floor area of 4,318 square feet, where the maximum permitted floor area of a detached residential garage is 1,000 square feet; (d) if the entire renovated barn is considered a detached garage, from §27-1105.2.B to permit the renovated barn/garage structure to have a depth of 59 feet, where the maximum permitted depth of a detached residential garage is 32 feet; and (e) if the entire renovated barn is considered a detached garage, from §27-1105.2.C to permit the combined square footage of the renovated barn/garage structure and existing attached carport to be 4,828 square feet, where the maximum combined square footage is 1,200 square feet.
