PUBLIC NOTICE

 

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, May 8, 2017 at 7:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

1.         Case No. 2017-8, the application of Michael and Monica Fitzgerald, for the property located at 23 Antler Drive, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-65-10.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an addition to the dwelling and a detached garage addition.  For the dwelling addition, the Applicants seek a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(b) to permit an individual side yard setback of 19 feet 4 inches, where the required minimum individual side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 39 feet 4 inches, where the required minimum aggregate of the side yard setbacks is 45 feet.

 

2.         Case No. 2017-9, the application of Maurice and Lakisha Hudson, for the property located at 4 Shady Pines Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-5-25-12.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an in-ground pool, cabana and associated decking.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-303.A(5) to permit an impervious surface ratio of 24.2%, where the maximum impervious surface ratio permitted by right is 18%.

 

3.         Case No. 2017-10, the application of David R. Gorrell, for the property located at 95 Eisenhard Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-69-58.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling and in-ground pool.  The Applicant proposes a fence.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §§27-303.B(5)(a) and 27-1107.1 to permit the fence to have a 20 feet setback from the curb line (10 feet from the property line) along Bobbie Drive, where the required minimum front setback is 60 feet from the curb line (50 feet from the property line).

 

4.         Case No. 2017-11, the application of 59 Almshouse Real Estate, LLC, for the property located at 59 Almshouse Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-9-24.  The property is located in the C-2, General Commercial/Office, zoning district.  The property is also located in the Village Overlay district.  The property is improved with a non-residential building with an outdoor patio containing a restaurant use, parking areas and drive aisles.  The Applicant proposes to expand the outdoor patio area by 498 square feet to provide an enlarged outdoor eating area.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §§§27-502.3.D, 27-1106.1.B and/or 27-1125.5.C to permit the expanded patio to have an 11.5 feet front yard setback along Almshouse Road, where the required minimum front yard setback is 50 feet in the C-2 zoning district and 20 feet in the Village Overlay district; (b) from §27-1110.2.A(1) to allow less than the minimum required off-street parking spaces on the property for the expanded restaurant use (42 spaces proposed, when 111 are required); and (c) from §27-1125.5.I to permit an impervious surface ratio of 81.3%, where the maximum impervious surface ratio permitted by right is 70%.
