PUBLIC NOTICE

 

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, June 12, 2017 at 7:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

1.         Case No. 2017-7, the application of Hugh Whyte, for the property located at 687 Beverly Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-28-113.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes a detached residential garage. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §§27-406.2.A.(4)(b) and (c) and 27-1105.2.D to permit the detached garage to have a 10 feet side yard setback, where the required minimum side yard setback is 20 feet; and to have a 20 feet rear yard setback, where the required minimum rear yard setback is 50 feet; and (b) from §27-406.2.A(5) to permit an impervious surface ratio of 34.72%, where the maximum impervious surface ratio permitted by right is 20%.

 

2.         Case No. 2017-14, the application of Craig and Susan Holden, for the property located at 1010 Sackettsford Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-4-10-2.  The property is located in the EP, Environmental Protection, zoning district.  The property is improved with a single-family detached dwelling, and three detached (3) barn / pole barn / garage structures.  The Applicants propose a detached accessory barn structure with six (6) stalls to house the Applicants’ personal horses.  For the accessory horse barn structure, the Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-402.2.A(3) to permit a building coverage ratio of 3.5% where the maximum building coverage ratio permitted by right is 3%; (b) from §27-402.2.A(5) to permit an impervious surface ratio of 7.4%, where the maximum impervious surface ratio permitted by right is 5%; (c) from §27-1105.1.F to allow the horse barn structure to be up to 20 feet high, where the maximum permitted height of an accessory residential structure is 15 feet; (d) if the proposed horse barn is considered a detached residential garage, from §27-1105.2.B to permit the barn/garage structure to have a floor area of 3,024 square feet, where the maximum permitted floor area of a detached residential garage is 1,000 square feet; (e) if the proposed horse barn is considered a detached residential garage, from §27-1105.2.B to permit the barn/garage structure to have a depth of 36 feet, where the maximum permitted depth of a detached residential garage is 32 feet; (f) if the proposed horse barn is considered a detached residential garage, from §27-1105.2.B to permit up to four (4) residential detached or free standing detached garages on the Property, where only one (1) such garage is permitted; and (g) if the proposed horse barn is considered a detached residential garage, from §27-1105.2.C to permit the combined square footage of the barn/garage structure and existing three (3) detached accessory garage structures to be 6,179 square feet, where the maximum combined square footage is 1,200 square feet.

 

3.         Case No. 2017-16, the application of Michael and April Doak, for the property located at 79 Arbor Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-59-27.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an attached garage addition to the dwelling.  For the garage addition, the Applicants seek a variance from the following sections of the Northampton Township Zoning Ordinance: (a) from §§27-406.2.A(4)(b) and 27-1105.2.D to permit an individual side yard setback of 15 feet, where the required minimum individual side yard setback is 20 feet; and (b) from 27-1105.2.A to permit the attached garage to have a depth of 41 feet 5 inches, where the maximum permitted depth of an attached residential garage is 32 feet.
