PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, June 11, 2018 at 7:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

1.         Case No. 2018-12, the application of Sigma Hospitality Group, LLC, for the property located at 287 Holland Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-25.  The property is located in the C-2, General Commercial/Office, zoning district.  The property is also located in the Village Overlay district.  The property is improved with non-residential building used as a gasoline service station, fuel dispensing islands, parking areas and drive aisles.  The Applicant proposes to operate a Dunkin’ Donuts carry-out restaurant / retail food shop in the existing building, with a drive-through aisle, and retain the sale of gasoline.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1110.2.A(1) to allow less than the minimum required off-street parking spaces on the property for the proposed use (11 spaces proposed, when up to 37 are required).

 

2.         Case No. 2018-13, the application of Mark and Jacqueline Gromosaik, for the property located at 81 Green Valley Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-72-16.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and related accessory structures.  The Applicants propose a privacy fence in the front yard.  The Applicants seek a variance from Northampton Township Zoning Ordinance §§27-406.2.A(4)(a) and 27-1107.1 to permit the new fence to have a 0 feet setback from the property line along Prince Court, where the required minimum setback is 50 feet from the property line.

 

3.         Case No. 2018-14, the application of Sean and Lisa Wajert, through Gasper Landscape, agent, for the property located at 33 Brianna Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-79-537.  The property is located in the R-3, Multi-Family, zoning district.  The property is improved with a single-family attached townhouse dwelling and an accessory storage shed.  The Applicants propose a paver patio in the rear yard.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-407.2.E to permit an impervious surface ratio of 75%, where the maximum impervious surface ratio permitted by right is 60%.

 

4.         Case No. 2018-15, the application of Edward and Jamie Alvarez, for the property located at 103 Livery Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-73-227.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision.  The Applicants propose an in-ground swimming pool and deck.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-903.4.C to permit an impervious surface ratio of 38.6%, where the maximum impervious surface ratio permitted by right is 20%.
