PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, August 27, 2018 at 7:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

1.         Case No. 2018-25, the application of Benjamin Welwood, for the properties located at 206 Twining Ford Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel Nos. 31-44-109 and 31-44-193.  The properties are located in the R-2, Single-Family, zoning district.  The front property (TMP No. 31-44-109) has frontage along Twining Ford Road and is improved with a single-family detached dwelling.  The rear property (TMP No. 31-44-193) is vacant and lacks any frontage on a street.  Pursuant to the Zoning Hearing Board Decision in Case No. 2016-04, the Applicant was granted variance relief to allow construction of a single-family detached dwelling on TMP No. 31-44-193.  The Applicant now proposes to build the new single-family detached dwelling with an attached garage on the rear property (TMP No. 31-44-193); and to provide access to the dwelling from Twining Ford Road by way of a paved driveway through an easement over TMP No. 31-44-109.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from certain definitional requirements of §27-201 to permit the rear property (TMP No. 31-44-193) to lack the required minimum 30 feet of frontage along a street; (b) from §27-406.2.A(5) to permit the front property (TMP No. 31-44-109) to have an impervious surface ratio of 20.22%, where the maximum impervious surface ratio permitted by right is 20%; and (c) from §27-1105.2.A to permit the attached garage in the proposed dwelling on TMP No. 31-44-193 to have a floor area of 957 square feet, where the maximum floor area permitted by right is 900 square feet.

 

2.         Case No. 2018-26, the application of Gastec Enterprises, Inc., for the property located at 25 Council Rock Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-1-7-17.  The property is located in the I-1, Planned Industrial/Office, zoning district.  The property is improved with a non-residential split-level masonry building.   The Applicant operates a propane storage and distribution business on the property.  The Applicant seeks the removal and/or modification of a condition attached to the December 12, 2011 and January 11, 2016 decisions of the Zoning Hearing Board granting a special exception, variances and modification of conditions.  The Applicant proposes to add two (2) additional propane storage tanks.  The condition requires the Applicant to return to the Zoning Hearing Board if it proposes any changes to the size and/or location of the propane tanks previously approved by the Zoning Hearing Board.

 

3.         Case No. 2018-27, the application of Jason and Jennifer Smith, for the property located at 31 Wren Drive, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-47-47.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose a garage and front entrance porch addition to the existing dwelling.  The Applicants seek a variance from §27-406.2.A.(4)(b) of the Northampton Township Zoning Ordinance to permit an individual side yard setback of 11 feet, where the required minimum side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 36 feet, where the required minimum aggregate of the side yard setbacks is 45 feet.

4.         Case No. 2018-28, the application of Christopher D. Brown, for the property located at 519 Bridgetown Pike, Langhorne, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-81.  The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling with an attached garage and an accessory shed.  The Applicant proposes a detached accessory pole barn garage. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1105.1.F to permit the detached accessory pole barn garage to be 21 feet high, where the maximum height permitted by right is 15 feet; (b) from §27-1105.2.B to permit the detached accessory pole barn garage to have a floor area of 1,600 square feet, where the maximum floor area permitted by right is 1,000 square feet; (c) from §27-1105.2.B to permit the detached accessory pole barn to have a depth of 40 feet, where the maximum depth permitted by right is 32 feet; and (d) from §27-1105.2.C to permit the combined floor area of the new detached accessory pole barn garage and existing attached garage to be 2,080 square feet, where the maximum combined floor area is 1,200 square feet.
