PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, April 8, 2019 at 7:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

1.         Case No. 2019-09, the application of Robert Kelly, for the property located at 1168 Almshouse Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-51-2.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and related improvements.  The Applicant proposes a fence in the front yard.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §§27-406.2.A(4)(a) and 27-1107.1 to permit the new fence to have a 5 feet setback from the property line (15 feet from the curbline) along Inland Road, where the required minimum setback is 50 feet from the property line (60 feet from the curbline).

 

2.         Case No. 2019-10, the application of Sebastian Szczepanik, for the property located at 276 Tanyard Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-73-152.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached residential dwelling developed as part of a cluster subdivision.  The Applicant proposes an in-ground pool, pool deck, pool coping, equipment pad and related improvements.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-903.4.C to permit an impervious surface ratio of 35.2%, where the maximum impervious surface ratio permitted by right is 20%.

 

3.         Case No. 2019-11, the application of Michael and Kathleen Sitler, for the property located at 161 Sunset Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-24-40.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with an existing single-family detached residential dwelling.  The Applicants propose an attached garage addition to the existing dwelling. The Applicants seek a variance from the Northampton Township Zoning Ordinance §27-406.2.A(5) to permit an impervious surface ratio of 21.27%, where the maximum impervious surface ratio permitted by right is 20%.

 

4.         Case No. 2019-12, the application of KMMHH, LP, for the property located at 785 Newtown-Richboro Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-23-9.  The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling and detached garage.  The Applicant proposes to subdivide the property into three lots.  The Applicant proposes to preserve the existing dwelling on one lot, and build a new single-family detached residential dwelling on the other two new lots.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-405.2.A(1) to permit lot 1 to have a lot area of 15,032 square feet, where the required minimum lot area is 40,000 square feet; (b) from §27-405.2.A(2) to permit lot 1 to have a lot width of 91.61 feet at the building setback line, where the required minimum lot width at the building setback line is 150 feet; (c) from §27-405.2.A(3) to permit lot 1 to have a building coverage ratio of 11%, where the maximum building coverage ratio permitted by right is 10%; (d) from §27-405.2.A(4)(b), §27-1105.1.C and §27-1105.2.D to permit the principal dwelling on lot 1 to have a 4 feet side yard setback and the residential accessory detached garage structure to have a 25.75 feet side yard setback, where the required minimum side yard setback is 30 feet; (e) from §27-405.2.A(5) to permit lot 1 to have an impervious surface ratio of 47%, where the maximum impervious surface ratio permitted by right is 20%; (f) from §27-1119.4.B to permit the width of the access strip / stem of a flag lot to be 15 feet, where the required minimum width is 30 feet; (g) from §27-1119.4.C to permit the length of the access strip / stem of lot 3 to be 442 feet, where the maximum permitted length is 300 linear feet; and (h) from §27-1119.4.H(1) to permit the shared driveway serving the lots to not be divided equally along the lot line separating the flag lots.

 

5.         Case No. 2019-13, the application of Romina Ustayev, for the property located at 8 Shady Pines Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-5-25-20.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached residential dwelling and deck.  The Applicant proposes an in-ground pool, patio, canopy structure and other related improvements.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance:  (a) §27-303.A(3) to permit a building coverage ratio of 11.7%, where the maximum building coverage ratio permitted by right is 10%; and (b) from §27-303.A(5) to permit an impervious surface ratio of 23.4%, where the maximum impervious surface ratio permitted by right is 18%.

 

6.         Case No. 2019-14, the application of Gloria Faust and Dave Wattenmaker, for the property located at 125 Livery Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-73-220.  The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached residential dwelling developed as part of a cluster-designed subdivision.  The Applicants propose an in-ground pool and related improvements.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-903.4.C to permit an impervious surface ratio of 33.7%, where the maximum impervious surface ratio permitted by right is 20%.
