PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing through the use of an authorized telecommunications device on Monday, March 8, 2021, at 6:00 p.m.  The telecommunications device being utilized for this public hearing is the Zoom meetings platform.  Visit www.northamptontownship.com to view the agenda and instructions on how to participate in the public hearing either through the Zoom meetings platform or by submitting written comments or questions to Northampton Township through regular mail or to the email address below.  If you have any questions prior to the meeting, please contact Mike Solomon, Director of Planning and Zoning at 215-357-6800 x214 or by email at msolomon@nhtwp.org.  The following applications will be considered:  

 

  1. Case No. 2021-2, the application of Patrick Noll, for the property located at 5 Robin Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-47-36 The property is located in the R-2, Single Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes an accessory detached residential garage.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A.(4)(b) and §27-1105.2.D to permit an individual side yard setback of 8 feet 5 inches, where the required minimum side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 33 feet 5 inches, where the required minimum aggregate of the side yard setbacks is 45 feet; and (b) from §27-406.2.A.(4)(c) to permit a rear yard setback of 48 feet 8 inches, where the required minimum rear yard setback is 50 feet.

 

  1. Case No. 2021-3, the application of Anthony Verrecchia, for the property located at 12 Aspen Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-10-2-9. The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant propose an in-ground pool, pool deck and pool pavilion / gazebo.  The Applicant seeks a variance from  Northampton Township Zoning Ordinance §27-303.1.A(4)(b) and §27-1105.5.F to permit a side yard setback of 22 feet, where the required minimum setback is 30 feet.

 

  1. Case No. 2021-4, the application of Chad and Dawn Fleming, for the property located at 46 Addis Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-73-125. The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision.  The Applicants propose an in-ground pool, spa, pool coping, pool deck, outdoor kitchen, fire pit, walk-out stairs and related improvements.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-903.4.C to permit an impervious surface ratio of 34.5%, where the existing ratio is 25.46%, and the maximum impervious surface ratio permitted by right is 20%.

 

  1. Case No. 2021-5, the application of Francis Masterson, for the property located at 25 Florence Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-88-20. The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes a fence in the front yard.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-405.2.A(4)(a) and §27-1107.1 to permit the new fence to have a 14 feet setback from the property line (24 feet from the curb) along Florence Drive, where the required minimum setback is 50 feet from the property line (60 feet from the curb).

 

  1. Case No. 2021-6, the application of Boris and Galina Tsypis, for the property located at 1109 Holland Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-23-36-1. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an in-ground pool, pool deck and related improvements.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-406.2.A(5) to permit an impervious surface ratio of 25%, where the existing ratio is 21.8%, and the maximum impervious surface ratio permitted by right is 20%.
