PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board public hearing schedule for Monday, April 13, 2020 is CONTINUED to a future date to be determined. 

Case No. 2020-12, the application of Animal Hospital of Richboro, for the property located at 944 Second Street Pike, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-9-16-1.  The property is located in the IP, Institutional/Public, zoning district.  The property is also located in the Village Overlay district.  The property is improved with a non-residential building used for a place of worship and parochial school, together with parking areas, drive aisles and related improvements.  The Applicant proposes to conduct a veterinary office use on the first floor of the building space formerly occupied by the parochial school.  The Applicant seeks variances from and/or interpretations of the following sections of the Northampton Township Zoning Ordinance:  (a) §27-802.1 to conduct the veterinary office use where such use is not permitted in the IP zoning district; (b) §27-1110.2.A(1) to allow less than the minimum required off-street parking spaces for the proposed use and existing uses on the property, if applicable; and (c) §27-1604 and §27-1608 to permit a 6 square feet directional sign (where the maximum area of a directional sign is 4 square feet); and to permit a 25 square feet freestanding sign for the proposed veterinary use, where such signs are not specifically authorized in the IP zoning district.

 

Case No. 2020-13, the application of Raymond Branden, for the property located at 2440 Old Bristol Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-50-1.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes a fence in the front yard.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(a) and §27-1107.1 to permit the new fence to have a 13 feet setback from the curb (3 feet from the property line) along West Bellwood Drive, where the required minimum setback is 60 feet from the curb (50 feet from the property line).

 

Case No. 2020-14, the application of John and Leslie Kemmerling, for the property located at 52 Gregory Place, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-40-82.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling, attached garage and accessory shed.  The Applicants propose an addition to the side of the existing dwelling that will contain an attached garage.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) §27-406.2.A(4)(b) and §27-1105.2.D. to permit an individual side yard setback of 12 feet 7 inches, where the required minimum side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 37 feet 7 inches, where the required minimum aggregate is 45 feet; (b) from §27-1105.2.A to permit the depth of the attached garage to be 38 feet 11 inches, where the maximum depth permitted by right is 32 feet; and (c) from §27-1105.2.C to permit the floor area of the new attached garage to be 1,194 square feet, where the maximum floor area permitted by right is 900 square feet.

 

Case No. 2020-15, the application of Triumph Development Group, LLC, for the property located at 840 Second Street Pike, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-18-4.  The property is located in the C-2, General Commercial/Office, zoning district.  The property is also located in the Village Overlay district.  The property is improved with three (3) non-residential buildings, parking areas and drive aisles.  The Applicant proposes to demolish one non-residential non-conforming building, and renovate and expand the other two (2) non-residential buildings, to conduct professional office uses and six (6) apartment-style dwelling units.  The Applicant seeks a variances from and/or interpretations of the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1110.2.A(1) to allow less than the minimum required off-street parking spaces on the property for the proposed office use and residential uses (31 spaces proposed, when 45 are required); (b) from §27-1125.5.I to permit an impervious surface ratio of 83%, where the maximum impervious surface ratio permitted by right is 70%; and (c) from §27-1206 to permit the building replacing the razed non-conforming structure to maintain the existing dimensional nonconformities.

 

 Case No. 2020-16, the application of Michael Urella, for the property located at 17 Van Dyck Drive, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-66-89.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes a fence and accessory storage shed in the front yard.  The Applicant seeks a variance from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A(4)(a) and §27-1105.5.A to permit the new shed to have a 35 feet setback from the curb (25 feet from the property line) along Meer Drive, where the required minimum setback is 60 feet from the curb (50 feet from the property line); and (b) §27-406.2.A(4)(a) and §27-1107.1 to permit the new fence to have a 10 feet setback from the curb (0 feet from the property line) along Meer Drive, where the required minimum setback is 60 feet from the curb (50 feet from the property line).
