PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing through the use of an authorized telecommunications device on Monday, August 24, 2020 at 6:00 p.m.  The telecommunications device being utilized for this public hearing is the Zoom meetings platform.  Visit www.northamptontownship.com to view the agenda and instructions on how to participate in the public hearing either through the Zoom meetings platform or by submitting written comments or questions to Northampton Township through regular mail or to the email address below.  If you have any questions prior to the meeting, please contact Mike Solomon, Director of Planning and Zoning at 215-355-3883 or by email at msolomon@nhtwp.org.  The following applications will be considered: 

 

Case No. 2020-23, the application of Krzysztof and Jolanta Jarek, for the property located at 86 Wooden Bridge Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-54-51.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose a fence in the front yard and an accessory storage shed in the rear yard.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A(4)(a) and §27-1107.1 to permit the new fence to have a 57 feet setback from the curb (47 feet from the property line) along Wooden Bridge Road, where the required minimum setback is 60 feet from the curb (50 feet from the property line); and (b) from §27-406.2.A.(4)(c), §27-1105.2.D and §27-1105.5.A. to permit the accessory storage shed to have a rear yard setback of 5 feet, where the required minimum rear yard setback is 50 feet. 

 

Case No. 2020-24, the application of Ivianela Prifti, for the property located at 54 Lempa Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-63-124.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and accessory shed.  The property is also improved with a chicken coop and chicken run in which the Applicant maintains live chickens (livestock). The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1118 to keep livestock (chickens) on a property that is neither a farm unit (i.e. a parcel not less than 5 acres that is used for traditional farming operations) nor open space in the AR zoning district.

 

Case No. 2020-27, the application of Anthony Pera, for the property located at 61 Beth Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-45-43.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes a detached garage for car storage.  The Applicant seek variances from the Northampton Township Zoning Ordinance §27-406.2.A(4)(b) and (c) and §27-1105.2.D. to permit the detached garage to have a 10 foot side yard setback instead of the required 20 feet and a 42 foot rear yard setback instead of the required 50 feet.   

 

Case No. 2020-28, the application of Maria and Mark Hawkins, for the property located at 94 Lydia Avenue, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-22-45.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an attached two car garage with an in-law suite.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A(5) to permit the garage addition to have an impervious surface ratio of 28.70% when 26.81% is existing and 20% is permitted; and (b) from §27-406.2.A.(4)(a) to permit a front yard setback of 34 feet when 50 feet is required; and (c) from §27-406.2.A.(4)(b) to permit a side yard setback of 15 feet instead of the required 20 feet and an aggregate side yard setback of 37 feet instead of the required 45 feet.
