PUBLIC NOTICE

PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing through the use of an authorized telecommunications device on Monday, December 14, 2020 at 6:00 p.m.  The telecommunications device being utilized for this public hearing is the Zoom meetings platform.  Visit www.northamptontownship.com to view the agenda and instructions on how to participate in the public hearing either through the Zoom meetings platform or by submitting written comments or questions to Northampton Township through regular mail or to the email address below.  If you have any questions prior to the meeting, please contact Mike Solomon, Director of Planning and Zoning at 215-355-3883 or by email at msolomon@nhtwp.org.  The following applications will be considered:  

 

Case No. 2020-54, the application of Barry Karafin, for the property located at 20 Brendan Court, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-35-11-4.  The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and in-ground swimming pool.  The Applicant proposes an accessory residential detached garage in the rear yard.  The Applicant seeks variances from Northampton Township Zoning Ordinance §27-405.2.A(4)(b) and (c) and §27-1105.2.D to permit the garage to have a side yard setback of 27 feet, where the required minimum side yard setback is 30 feet; and a rear yard setback of 24 feet 6 inches, where the required minimum rear yard setback is 50 feet.

 

Case No. 2020-55, the application of Robert Walker, for the property located at 130 Nottingham Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-88-61.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and in-ground swimming pool.  The Applicant proposes a paver patio and accessory storage structure in the rear yard.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(5) to permit an impervious surface ratio of 26.5%, where the existing ratio is 24.2%, and the maximum impervious surface ratio permitted by right is 20%.

 

Case No. 2020-56, the application of Mitchell A. Cohen, for the property located at 22 Rocking Horse Way, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-53-89.  The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision.  The Applicant proposes a fence in the front yard.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-903.4.C and §27-1107.1 to permit the new fence to have a 10 feet setback from the property line (20 feet from the curb) along Thoroughbred Drive, where the required minimum setback is 35 feet from the property line (45 feet from the curb).

 

Case No. 2020-57, the application of David Hill, for the property located at 1 Shakespeare Court, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-5-3-49.  The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicant proposes an in-ground pool, pool deck, fence, and related improvements.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-405.2.A(4)(a), §27-1105.8, §27-1107.1 and the approved record plan for the Poet’s Walk subdivision to permit the fence to have a 15 feet 9 inch front yard setback and the pool to have a front yard setback of 30 feet 4 inches from the property line along Wordsworth Drive, where the required minimum front yard setback for each improvement is 50 feet from the property line.

 

Case No. 2020-58, the application of Brandon and Melissa Persofsky, for the property located at 11 Shady Lawn Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-20-29.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and detached garage.  The Applicants propose an in-ground pool, pool deck and related improvements.  The Applicants seek a variance from Northampton Township Zoning Ordinance §27-406.2.A(5) to permit an impervious surface ratio of 23.45%, where the existing ratio is 22.05%, and the maximum impervious surface ratio permitted by right is 20%.

 

Case No. 2020-59, the application of Keith Landi, for the property located at 77 Windy Knoll Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-57-195.  The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling and detached garage.  The Applicant proposes an in-ground pool, spa, pool deck and related improvements.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(5) to permit an impervious surface ratio of 25.4%, where the existing ratio is 21.2%, and the maximum impervious surface ratio permitted by right is 20%.
