PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, June 8, 2026, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

Case No. 2026-9, the application of Home to Go, LLC, for the property located at 612 Bustleton Pike, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-15-30. The property is located in the R-1, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling. The Applicant proposes to convert the existing building into 3 residential dwelling units. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-405.1.A. to allow a multiple dwelling use in the existing building, where such use is not permitted in the R-1 zoning district.

Case No. 2026-10, the application of Zeynab Abdulkafarova and Batraz Kazimetov, for the property located at 44 Paisley Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-11-38. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached dwelling. The Applicants propose an addition to the existing dwelling. The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-406.2.A(3) to allow a building coverage ratio of 16.5%, where the maximum ratio permitted by right is 15%; and (b) from §27-406.2.A(4)(b) and §27-1206 to permit an individual side yard setback of 9 feet 4 inches, where the required minimum individual side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 29 feet 4 inches, where the required minimum aggregate of the side yards is 45 feet.
