PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, November 14, 2022, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

  1. Case No. 2022-28, the application of Aliaksander Tyrlia, for the property located at 149 Bridgestone Drive, Langhorne, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-69. The property is located in the CR, Single-Family, zoning district.  The property is unimproved.  The Applicant proposes a new single-family detached residential dwelling.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1120.1.E to develop and/or disturb 33.2% of the existing forest areas on the property, where the maximum disturbance ratio permitted by right is 20%.

 

  1. Case No. 2022-29, the application of Terrie Kounelias, for the property located at 189 Bridgestone Drive (also designated as 184 Bridgestone Drive), Langhorne, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-72. The property is located in the CR, Country Residential, zoning district.  The property is improved with a single-family detached dwelling and related improvements.  The Applicant proposes a minor subdivision of the property to create two (2) lots:  one lot with the existing single-family detached dwelling; and one new building lot to be improved with a new single-family detached dwelling.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-404.2.A(1) to permit the new building lot to have a lot area of 1.305 acres, where the required minimum lot area is 2 acres.

 

  1. Case No. 2022-20, the application of Mory Garfinkle and Amanda Lowy, for the property located at 65 Hals Drive, Upper Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-66-66. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose an in-law suite addition to the side of the existing dwelling; and a garage addition to the front of the existing dwelling.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A(4)(a) to permit a front yard setback of 40.69 feet, where the required minimum front yard setback is 50 feet; and (b) from §27-406.2.A(4)(b) to permit an individual side yard setback of 17.88 feet, where the required minimum individual side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 36.51 feet, where the required minimum aggregate of the side yard setbacks is 45 feet.
