PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, December 12, 2022, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA, to consider the following applications:

 

  1. Case No. 2022-30, the application of Churchville Property, LLC, for the property located at 114 Bustleton Pike, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-21-22. The property is located in the C-2, General Commercial/Office, zoning district.  The property is improved with a non-residential building, parking areas, and drive aisles.  The Applicant proposes an addition to the building and an expansion of the parking area.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-502.3.D to allow a front yard setback of 9.6 feet, where the required minimum setback is 50 feet; (b) from §27-502.5.A and 27-1111.1.E(1) to permit the parking area expansion without adding additional lighting facilities; (c) from §27-1103 to allow the parking area to further encroach into the required minimum buffer for uses in the C-2 zoning district; (d) from §27-1110.2.A(1) to allow less than the minimum required off-street parking spaces on the property for the expanded non-residential building (14 spaces proposed, when 15 are required).

 

  1. Case No. 2022-31, the application of 1044 Pulinski, LLC, for the property located at 1044 Pulinski Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-1-6-16. The property is located in the I-1, Planned Industrial / Office, zoning district.  The property is in the Northampton Township Business & Technology Center.  The property is improved with a non-residential warehouse building, parking areas, and related improvements.  The Applicant proposes a chain link fence.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-603.2.G and §27-1107.1 to permit the fence to be in front of the required 100 feet minimum front yard setback line; and (b) from §27-1107.2 to allow the fence to be 8 feet high, where the maximum permitted height is 6 feet.

 

  1. Case No. 2022-32, the application of Carl and Deborah Schindele, for the property located at 120 Post Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-60-47. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling, pool, patio, and cabana.  The Applicants propose a renovated patio, pavilion, and related improvements.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-406.2.A(5) to permit an impervious surface ratio of 28.97%, where the existing ratio is 27.5%, and the maximum impervious surface ratio permitted by right is 20%; and (b) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.

 

  1. Case No. 2022-33, the application of Ronald Herman, for the property located at 25 Indian Summer Drive, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-79-234. The property is located in the R-2, Single Family, zoning district.  The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision.  The Applicant proposes to expand the deck to the rear of the existing dwelling.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-903.4.C and §27-1105.3.A to permit a rear yard setback of 27 feet for the deck, where the required minimum rear yard setback is 35 feet.
