
PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, February 27, 2023, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA, to consider the following applications:
- Case No. 2023-1, the application of Michael and Kristie Mabin, for the property located at 6 Shady Pines Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-5-25-19. The property is located in the AR, Agricultural-Residential, zoning district. The property is improved with a single-family detached residential dwelling. The Applicants propose an in-ground pool, pool deck, pool house, detached garage, and other related improvements. The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) §27-303.1.A(3) to permit a building coverage ratio of 14.6%, where the maximum permitted building coverage ratio is 10%; (b) from §27-303.1.A(5) to permit an impervious surface ratio of 29.3%, where the maximum permitted impervious surface ratio is 18%; (c) from §27-1105.1.E and §27-1105.2.A(1) to permit the height of the proposed garage to be 18 feet, where the maximum permitted height is 15 feet; (d) from §27-1105.2.A(1) to permit the detached garage to have a floor area of 1,463 square feet, where the maximum permitted floor area is 1,000 square feet on a property with a lot area of less than 2 acres; and (e) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.
- Case No. 2023-2, the application of Donald R. Manning, for the property located at 18 Galloway Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-13-5. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling and detached garage. The Applicant proposes an addition to the detached garage and other related improvements. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1105.2.A(1) to permit the expanded detached garage to have a floor area of 1,514 square feet, where the maximum permitted floor area is 1,000 square feet on a property with a lot area of less than 2 acres.
- Case No. 2023-3, the application of Frank and Karyn Succi, for the property located at 71 Jericho Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-64-209. The property is located in the R-1, Single-Family, zoning district. The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision. The Applicants propose an addition to the existing single-family detached dwelling. The Applicants seek a variance from Northampton Township Zoning Ordinance from §27-903.4.C to permit the addition to have a side yard setback of 8 feet 9 inches, where the required minimum side yard setback is 15 feet.
- Case No. 2023-4, the application of Chad Cunnius and Colleen Buckley Cunnius, for the property located at 8 Gaelic Court, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-15-109. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached dwelling. The Applicants propose a fence in the front yard. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(a) and §27-1107.1 to permit the new fence to have a 12 foot setback from the property line (25 feet from the curb) along Holland Road where the required minimum setback is 25 feet from the property line.
