
PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, April 10, 2023, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:
- Case No. 2023-9, the application of Zeynab Abdulkafarova and Batraz Kazimetov, for the property located at 44 Paisley Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-11-38. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached dwelling. The Applicants propose to demolish the existing dwelling and build a new single-family detached dwelling. The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-406.2.A(4)(a) to permit a minimum front yard setback of 43 feet 3 inches, where the required minimum setback is 50 feet; (b) from §27-406.2.A(4)(b) to permit an individual side yard setback of 9 feet 4 inches, where the required minimum individual side yard setback is 20 feet; and to permit an aggregate of the side yard setbacks of 31 feet, where the required minimum aggregate of the side yards is 45 feet; and (c) from §27-1105.1.E and §27-1206.4 to permit the extension of the non-conforming attached garage portion of the dwelling along the existing non-conforming building line where the extension is greater in height than the existing garage.
- Case No. 2023-10, the application of Jacqueline Schernecke, for the property located at 89 Bluebird Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-47-37. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached dwelling. The Applicant proposes an in-law suite addition to the side of the existing dwelling. The Applicant seeks variances from Northampton Township Zoning Ordinance §27-406.2.A(4)(b) to permit an individual side yard setback of 15 feet, where the required minimum individual side yard is 20 feet; and to permit an aggregate of the side yard setbacks of 40 feet, where the required minimum aggregate of the side yards is 45 feet.
- Case No. 2023-11, the application of Scott and Kelly Knittle, for the property located at 127 Barley Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-71-31. The property is located in the R-1, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling. The Applicants propose a detached pole barn garage. The Applicants seek a variance from Northampton Township Zoning Ordinance §27-1105.2.A(1) to permit the detached pole barn garage to have a floor area of 1,200 square feet, where the maximum permitted floor area is 1,000 square feet on a property with a lot area of less than 2 acres.
