PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, June 12, 2023, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA, to consider the following applications:

 

  1. Case No. 2023-14, the application of Robert and Sofia Elmore, through their agent Plant Design Group, for the property located at 75 Blaises Gate Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-73-191. The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached dwelling developed as part of a cluster-designed subdivision.  The Applicants propose a pool, deck, and related improvements.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-903.4.C to permit an impervious surface ratio of 29.7%, where the existing ratio is 27.6%, and the maximum ratio permitted by right is 20%; and (b) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.

 

  1. Case No. 2023-16, the application of Joseph Toczydlowski and Diana Kalai, for the property located at 39 Castleton Lane, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-58-234. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose a pool, deck, and related improvements.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-406.2.A(5) to permit an impervious surface ratio of 33.9%, where the existing ratio is 31.37%, and the maximum ratio permitted by right is 20%; and (b) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.

 

  1. Case No. 2023-17, the application of Jeremiah Sentell, for the property located at 1280 Hatboro Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-10-6. The property is located in the AR, Agricultural-Residential, zoning district.  The property is improved with a single-family detached residential dwelling, detached garage, and storage shed.   The Applicant proposes a detached pole barn to replace the existing shed.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1105.2.A(1) to permit the pole barn to have a floor area of 1,500 square feet, where the maximum permitted floor area is 1,000 square feet on a property with a lot area of less than two acres; (b) from §27-1105.2.A(1) to permit the pole barn to be 20 feet 6 inches high, where the maximum permitted height is 15 feet; and (c) from §27-1105.2.B to permit more than one detached garage, pole barn, or similar structure on the property.

  

  1. Case No. 2023-18, the application of Nicole Stevenson and Christopher Thies, for the property located at 44 Brookline Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-52-70. The property is located in the R-2, Single Family, zoning district.  The property is improved with a single-family detached residential dwelling with an attached garage.  The Applicants propose an attached garage addition to the existing dwelling.  The Applicants seek a variance from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-406.2.A(4)(b) to permit a side yard setback of 13.5 feet.
