PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, December 11, 2023, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

  1. Case No. 2023-33, the application of DeLuca Construction, LLC, for the property located at 1280 Grenoble Road, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-1-51-6. The property is located in the EP, Environmental Protection, zoning district.  The property is improved with a single-family detached residential dwelling and detached shed.  The Applicant proposes to subdivide the property into two lots.  The existing dwelling will be on one lot.  The new lot will be a flag lot and contain a new single-family detached residential dwelling.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance:  (a) from §27-1119.4.C to permit the length of the access strip/stem of the flag lot to be 461.5 linear feet, where the maximum permitted length is 300 linear feet; (b) §27-1119.4.D to permit the flag lot to have a lot area of 5.06 acres which includes the area of the access strip / stem, where the required minimum lot area is 6.25 acres exclusive of the access strip/stem; (c) from §27-402.2.A(5) to permit an impervious surface ratio of 11.7%, where the maximum ratio permitted by right is 5%; and (d) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.

 

  1. Case No. 2023-34, the application of JQ Investments, LLC, for the property located at 27 Almshouse Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-9-19. The property is located in the C-2, General Commercial/Office, zoning district; and in the Village Overlay district.  The property is unimproved.  The Applicant proposes a new non-residential building to conduct professional, personal services, and/or office uses.  The Applicant seeks a variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1125.5.D to permit a front yard setback of 77.2 feet, where the maximum permitted setback is 40 feet; (b) from §27-1125.5.E to permit a side yard setback of 6 feet, where the required minimum setback is 10 feet; (c) from §27-1125.5.F to permit a rear yard setback of 8.8 feet, where the required minimum setback is 20 feet; (d) from §27-1125.5.I to permit an impervious surface ratio of 72.8%, where the maximum permitted ratio is 70%; and (e) from §27-1110.2.A(1) to allow less than the required minimum number of off-street parking spaces on the property for the proposed uses (8 spaces proposed, where 13 are required).

 

  1. Case No. 2023-35, the application of Mark Slobodskoy, for the property located at 31 Rucker Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-9-130. The property is located in the R-2, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling.  The Applicant proposes a carport attached to the front of the house.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-406.2.A(4)(a) and §27-1105.1.B to permit the carport to have a front yard setback of 31 feet, where the required minimum front yard setback is 50 feet.

 

  1. Case No. 2023-36, the application of Igor Furer and Karina Davidzon, for the property located at 18 Cameo Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-57-257. The property is located in the R-2, Single Family, zoning district.  The property is improved with a single-family detached dwelling.  The Applicants propose a storage shed.  The Applicants seek variances from Northampton Township Zoning Ordinance §72-406.2.A(4)(b), §27-1105.2.A(1), and §27-1105.5.A to permit a side yard setback of 5 feet for the shed, where the required minimum side yard setback is 20 feet.
