PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, December 9, 2024, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

  1. Case No. 2024-14, the application of Sam Garber, for the property located at 2428 Old Bristol Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-49. The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling and a detached residential garage.  The Applicant proposes to remodel the detached residential garage and convert a portion of it into habitable living space.  The Applicant seeks variances from Northampton Township Zoning Ordinance §27-201, §27-405, and §27-1105.2.C to allow a portion of the detached residential garage to be used as habitable living space.

 

  1. Case No. 2024-15, the application of Bridgestone Owner, LLC, for the property located along Bridgestone Drive, Langhorne, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-075.001. The property is located in the CR, Country Residential, zoning district.  The property is unimproved.  The Applicant proposes a new single-family detached residential dwelling.  The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-404.2.A(1) to permit a single-family dwelling on a tract with a lot area of 1.574 acres, where the required minimum lot area is 2 acres; and (b) from §21-1120.1.A(1) and E to permit disturbance of protected steep slopes and forest areas in excess of the maximum permitted disturbance ratios.

 

  1. Case No. 2024-16, the application of Bridgestone B, LLC, for the property located at 241 Bridgestone Drive, Langhorne, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-75. The property is located in the CR, Country Residential, zoning district.  The property is unimproved.  The Applicant proposes a new single-family detached residential dwelling.  The Applicant seeks variances from Northampton Township Zoning Ordinance §27-404.2.A(1), (2), (3), (4)(a) and (b), and (5), and §27-1120.1.A(1), B and E  related to required minimum lot area; required minimum lot width at the building line; maximum permitted building coverage; required minimum front and side yard setbacks; maximum permitted impervious surface ratio; and required minimum natural resource protection.

 

  1. Case No. 2024-17, the application of Eugene Frenkel, for the property located at 13 Marquis Ridge, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-35-28-10. The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling.  The Applicant proposes a deck in the rear yard.  The Applicant seeks a variance from Zoning Ordinance §27-1105.3.A to permit the deck to have a rear yard setback of 33 feet, where the required minimum rear yard special setback for the deck is 37.5 feet.
