PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, January 12, 2026, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:
- Case No. 2025-22, the application of Joseph P. Gannon, equitable owner, for the property located at 591 East Holland Road, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-35-7-3. The property is located in the R-1, Single-Family, zoning district. The property is a corner lot and is improved with a single-family detached residential dwelling. The Applicant proposes to subdivide the property into two lots and build a new detached single-family detached residential dwelling on each lot. The Applicant seeks variances from Northampton Township Zoning Ordinance §27-405.2.A(1) to permit the new lots to have lot areas of 36,585 square feet and 36,581 square feet, where the required minimum lot area is 40,000 square feet.
- Case No. 2025-23, the application of Daniil Tereshchenko, for the property located at 889 Stevens Lane, Langhorne, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-26-114. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling and detached storage shed. The Applicant proposes a detached accessory 2-story garage. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1105.2.A(2) to permit the accessory garage to have a footprint of 1,600 square feet, where the maximum permitted footprint is 1,500 square feet; and (b) from §27-1105.2.D to permit the footprint of the garage to exceed the 1,487 square feet footprint of the residential dwelling. Alternative, the Applicant seeks a variance from and/or interpretation of §27-1403.4 regarding the expiration of variances previously granted.
