PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, April 13, 2026, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:
1. Case No. 2026-2, the application of Vincent Adams for the property located at 59 North Hilltop Drive, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-19-178. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling. The Applicant proposes a detached garage. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1105.2.A(1) to permit the garage to have a side yard setback of 8 feet, where the required minimum side yard setback is 15 feet on a tract with a lot area of less than 2 acres.
2. Case No. 2026-3, the application of New Road Development, LLC, for the property located at 800 New Road, Churchville, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-5-37. The property is located in the A-R, Agricultural-Residential, zoning district. The property is improved with a single-family detached residential dwelling. The Applicant proposes to subdivide the property into 5 lots. One (1) lot will contain the existing dwelling. The 4 new lots will each contain a new single-family detached residential dwelling. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-1119.4.C to permit the length of the access strips of 2 flag lots to exceed 300 linear feet; (b) from §27-1120.1.B and C to allow 0.02 acres of land to be disturbed within 50 feet of the center line of any watercourse, and within any wetland, where no development is permitted; and (c) §27-1120.1.E to permit 36.14% of the forest area on the property to be developed, regraded, or stripped of vegetation, where the maximum amount of forest area development permitted is 20%.
3. Case No. 2026-4, the application of Darren Piscitelli, through his agent Heritage Pools, for the property located at 137 Addis Drive, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-73-137. The property is located in the A-R, Agricultural-Residential, zoning district. The property is improved with a single-family detached residential dwelling developed as part of a cluster-designed subdivision. The Applicant proposes an in-ground swimming pool and deck. The Applicant seeks variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-903.4.C to permit an impervious surface ratio of 30.5%, where the existing ratio is 27%, and the maximum ratio permitted by right is 20%; and (b) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.
4. Case No. 2026-5, the application of Scott Grife, through his agent Munz Construction, for the property located at 296 Twining Ford Road, Richboro, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-44-99. The property is located in the R-2, Single-Family, zoning district. The property is improved with a single-family detached residential dwelling and a detached garage. The Applicant proposes an addition to the detached garage. The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1105.2.A(1) to permit the garage to have a floor area of 1,244 square feet and a rear yard setback of 8 feet 7 inches, where the maximum floor area is 1,000 square feet and the required minimum rear yard setback is 15 feet on a tract with a lot area of less than 2 acres.
