PLEASE TAKE NOTICE that the Northampton Township Zoning Hearing Board will hold a public hearing on Monday, April 14, 2025, at 6:00 p.m. at the Northampton Township Municipal Building, 55 Township Road, Richboro, PA to consider the following applications:

 

  1. Case No. 2025-4, the application of Donald Wenger for the property located at 5 Hemlock Drive, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-38-17. The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling.  The Applicant proposes a detached accessory storage shed structure on the property.  The Applicant seeks a variance from Northampton Township Zoning Ordinance §27-1105.2.A(1) to permit the structure to have a rear yard setback of 8 feet, where the required minimum rear yard setback is 15 feet.

 

  1. Case No. 2025-5, the application of Charles and Susan Kelly for the property located at 37 Neshaminy Drive, Ivyland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-50-39. The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling, and an accessory detached storage shed.  The Applicants propose an addition to the existing dwelling.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-405.2.A(3) to permit a building coverage ratio of 15.72%, where the existing ratio is 12.9%, and the maximum ratio permitted by right is 10%; (b) from §27-405.2.A(5) to permit an impervious surface ratio of 26.39%, where the existing ratio is 24.26%, and the maximum ratio permitted by right is 20%; and (c) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.

 

  1. Case No. 2025-6, the application of Michael and Wendy Kates for the property located at 64 Paddock Way, Holland, Northampton Township, Bucks County, Pennsylvania, identified as Tax Map Parcel No. 31-81-160. The property is located in the R-1, Single-Family, zoning district.  The property is improved with a single-family detached residential dwelling developed as part of a cluster designed subdivision.  The Applicants propose to expand the existing driveway.  The Applicants seek variances from the following sections of the Northampton Township Zoning Ordinance: (a) from §27-903.4.C to permit an impervious surface ratio of 35.2%, where the existing ratio is 33.72%, and the maximum ratio permitted by right is 22%; and (b) from §27-1127 to permit the impervious surface ratio to exceed the additional 5% allotment when a stormwater management system is installed.
